There are five circumstances we have learned in our years of home building experience that constitute warranty emergencies requiring immediate action. Below we define these circumstances and how to address them. All other warranty related issues must be addressed by following the guidelines provided in the Warranty Service Request Procedures section immediately following.
1. Complete Stoppage of the Plumbing System
Although inconvenient, a plumbing stoppage in one toilet or sink does not constitute an emergency. An emergency, for this definition, is the occurrence of a blockage in your plumbing system which prevents all sewage or waste water from leaving the home. In this extremely unlikely event, follow the steps listed below:
A. Shut off your main water supply to the house to prevent any more water from entering the home.
B. Call the plumbing trade contractor: Mays Plumbing at 916-996-6337 Follow the instructions given.
2. Serious Water Leak
A leak which can be stopped by shutting off the water supply to an individual sink faucet, toilet or appliance does not constitute an emergency (refer to Plumbing section). A serious water leak is one that requires the main water supply line to be shut off to prevent serious damage to the building and/or furnishings. If a serious water leak occurs, follow the steps listed below:
A. Shut off your main water supply to the house to prevent any more water from entering the home.
B. Call the plumbing trade contractor: Mays Plumbing at 916-996-6337 Follow the instructions given.
3. Complete Loss of Electrical Service
Loss of electric power to your entire neighborhood does not constitute a JTS Warranty Emergency. This is a frustrating, though inevitable experience over which we have no control. For neighborhood power failures you will need to call the utility company which supplies electrical service to your community. Their name and phone number can be found on the Community Resource List given to you at your Homeowner Orientation. For complete loss of electrical service to your home only, please follow the steps listed below:
A. Call the electrical trade contractor: H&D Electric at 916-332-0794 Follow the instructions given.
4. Complete Loss of Heat
If your heating unit fails to function, be sure to read the entire Climate Control System section before calling for service. You may be able to troubleshoot the problem yourself by following the guidelines provided in this section. If, after reviewing this information, you are certain that service is needed and such service is required on an emergency basis, please follow the steps listed below:
A. Call the climate control trade contractor: Beutler Heating & Air at 916-646-2700 Follow the instructions provided.
5. Gas Leak
Gas leaks can be extremely hazardous and require the attention of a qualified professional to make repairs.
